When you buy a property in England or Wales, your solicitor or conveyancer registers you as the new owner with HM Land Registry. There's a fee for this, and it appears on your completion statement as a disbursement. Our Land Registry Fee Calculator shows what it should be.
The current fees
HM Land Registry fees are set by the Land Registration Fee Order 2024, which came into force on 9 December 2024. They depend on the value involved and whether the application is made online or by post. Land Registry fees aren't subject to VAT.
Scale 1: buying a property
Scale 1 covers transfers for value, such as buying a home. The fee is based on the price paid:
| Price | Online | By post |
|---|---|---|
| Up to £80,000 | £20 | £45 |
| £80,001 to £100,000 | £40 | £95 |
| £100,001 to £200,000 | £100 | £230 |
| £200,001 to £500,000 | £150 | £330 |
| £500,001 to £1,000,000 | £295 | £655 |
| Over £1,000,000 | £500 | £1,105 |
New leases and transfers of part of a title use the higher column even when applied for online. If you're buying with a mortgage, registering the mortgage at the same time doesn't cost extra.
Scale 2: remortgages and transfers without money
Scale 2 covers applications such as a new mortgage on its own, for example when you remortgage, and transfers where no money changes hands:
| Value | Online | By post |
|---|---|---|
| Up to £100,000 | £20 | £45 |
| £100,001 to £200,000 | £30 | £70 |
| £200,001 to £500,000 | £45 | £100 |
| £500,001 to £1,000,000 | £65 | £145 |
| Over £1,000,000 | £140 | £305 |
How to use the calculator (Land Registry Fee Calculator)
- Choose what you're registering.
- Enter the price, value or loan amount.
- Choose whether the application is made online or by post. Conveyancers almost always apply online.
A worked example
With the calculator's default settings, you're buying a home for £300,000 and your conveyancer applies online. The fee is £150 under Scale 1. Your mortgage is registered at the same time at no extra cost.
Other buying costs
The Land Registry fee is only a small part of the cost of moving. Our Stamp Duty Calculator works out the biggest one, and our Mortgage Payment Calculator shows your monthly repayments. If you're buying a leasehold flat, our Lease Extension Calculator estimates the cost of extending a short lease.
Frequently asked questions
Who pays the Land Registry fee?
The buyer. Your conveyancer pays it to HM Land Registry on your behalf and adds it to your completion statement.
Is there VAT on Land Registry fees?
No. They're statutory fees, so VAT isn't added. Your conveyancer's own fees do include VAT.
Do I pay a Land Registry fee when I remortgage?
Yes, a Scale 2 fee based on the loan amount, usually paid by your new lender or included in the remortgage costs.
Does the fee apply in Scotland or Northern Ireland?
No. HM Land Registry covers England and Wales. Scotland and Northern Ireland have their own registers and fees.
