Saving a deposit is often the biggest hurdle to buying a home. Our Mortgage Deposit Calculator shows how much you need and how long it will take.
How to use the calculator (Mortgage Deposit Calculator)
- Enter the property price.
- Enter the deposit percentage you're aiming for.
- Enter what you've saved so far, how much you save each month and the interest you earn.
How it works
- Deposit = price × deposit %
- Loan-to-value (LTV) = 100% − deposit %
The calculator then adds your monthly savings and interest until you reach the target.
A worked example
With the calculator's default settings, a 10% deposit on a £280,000 home is £28,000. With £8,000 saved and £600 a month at 4%, you'd get there in about 2 years 7 months.
Why a bigger deposit helps
| LTV | Typical effect |
|---|---|
| 95% | Fewer deals, higher rates |
| 90% | More choice |
| 85% or 75% | Noticeably cheaper rates |
| 60% | Usually the best rates |
